Clear safety reports for homeowners, landlords and buyers

Electrical Safety Certificates (EICR)

An Electrical Installation Condition Report (EICR) is a full check of the electrics in a property, from the fuse box to the last socket. It tells you what is safe, what needs work and what can wait.

Landlords in England must have a safe EICR at least every five years. This coast has a lot of rented homes and holiday lets, from Whitstable cottages to Cliftonville flats, plus student houses in Canterbury. You get the formal report and a plain English summary. If anything needs fixing, we give you a fixed price.

Safety certificates questions, answered

How much does an EICR cost?

It depends on the size of the property and the number of circuits. You get a clear price before you book, with rates agreed up front for landlords with more than one property.

How often do I need an EICR?

Rented homes need one at least every five years. For your own home, about every ten years is normal. Get one sooner for older wiring and when you buy.

Do holiday lets need an EICR?

It is strongly advised. Many insurers and letting agents ask for one. We test holiday lets between bookings so you don't lose a stay.

What if the report says unsatisfactory?

It means one or more things need fixing. We explain what they are and give you a fixed price to put them right and issue a new report.
